South Florida and Downtown Miami
Florida are ever growing regions that
consistently provide incentives and
investment grants to businesses and
corporations looking to do business in
the Downtown Miami. With careful
planning and excellent programs in place, the Miami Downtown Development Authority,
in conjunction with various funding
sources, promotes commerce and trade in
several different zones.
The CRA Building Rehabilitation Program
is funded by Miami’s South East Overtown/Park
West and Omni Community Redevelopment
Agencies and financially assists
property owners and businesses up to
$65,000.00 for property improvements.
The program will give out a matching
grant to all qualifying businesses and
property owners and seeks to improve
buildings in the Park West region of
Downtown Miami Florida. Another such
program is the New Markets Tax Credit, a
nationally recognized program that takes
low interest, private capital and funds
commercial projects in economically
stressed areas. Several zones and areas
of Downtown Miami meet the
qualifications for these tax credits,
even in the highly commercialized areas.
The Miami Downtown Development Authority
also operates Empowerment Zones, which
are federally designated areas that
receive a great deal of opportunities
and economic incentives to communities
throughout America. These zones are
eligible for Tax Exempt Bond Financing,
special Tax Deductions, and Loan Fund
Programs and are in place to maximize
the growth and commerce potential in
these areas. Other State and local
incentives are awarded annually to area
businesses conducting their operations
in Miami Florida, so we encourage our

The programs and business incentives
laid out above bolster Miami’s
already thriving commercial economy. As
one of our nation’s largest and most
populated cities, Miami Florida serves
the region as the cultural and financial

exponentially. Growth and economic
surveys project that by 2011 Downtown
Miami’s population will be 445,603,
calculated within a five mile radius from
Flagler Street at Miami Avenue. Previous studies reveal that between
1990 and 2000 Downtown Miami Florida
grew at a rate of 7.51%, making Miami
Florida one of the fastest growing
regions in South Florida.
